Why square-metre pricing alone is risky

Two sites of the same size can need very different labour hours because of layout, fixture density, access, foot traffic and finish standards. A rate-per-square-metre figure is a sanity check, not a complete pricing method.

Build the price bottom-up

Walk the site or obtain a detailed brief, estimate the actual labour hours, include employment on-costs, add consumables and equipment, allocate vehicle, insurance, supervision and administration overhead, then apply a target contribution margin.

  2. Estimate actual labour hours and on-costs.
  3. Add consumables, equipment and site-specific costs.
  4. Allocate overhead and quoting time.
  5. Check the walk-away price before negotiation.

Protect the tender from underpricing

Winning a contract below true cost can create a longer-term loss and later scope conflict. Include a clear task list, escalation wording where appropriate and quality reporting that matches what was priced. Confirm current award, tax and contract requirements professionally.
